2. True Value-Add Opportunities
- Situations: Properties with below-market rents, deferred maintenance, asset mismanagement, hidden income potential, or ownership misalignment.
3. Class B/C Properties
- Product: 1960s–2000s builds with city utilities, block or brick construction, pitched roofs, and larger bedroom counts.
- Criteria: Market-specific adjustments based on location and asset potential.
4. Return Requirements

- 10-12% Cash-on-Cash (COC)
- 2.5X Equity Multiple
